Winter at The Ranch information

What to Expect and How to Prepare for Your Winter Stay at the Heaton Ranch

 

What You’ll Find Upon Arrival:

  1. Gate and House Access: The main gate will be closed and may be locked. The houses will also be locked, with keys stored in lockboxes. Please ensure you have the lockbox location and combination before your visit and return the keys after use.
  2. No Running Water: There is no running water in any of the houses, so plan accordingly.
  3. Rodent Control: Rodent bait and traps are located in various areas within the houses.
  4. Furniture and Beds: Beds and furniture will be covered with dust covers to protect them during unoccupied periods.
  5. Electricity: The electricity will initially be turned off but can be activated (instructions below).
  6. Propane: In the cabin, propane should be on at the yellow valves. At the Ranch House, propane may need to be turned on at the main tank.

Making the Ranch Livable During Your Stay:

  • Toilets: For flushing, haul water from the pond and pour it directly into the toilet bowl. In freezing conditions, add a cup of antifreeze to toilets in the unheated houses to prevent damage. If water is poured into sink drains, antifreeze must also be added.
  • Heating: The wood-burning stove in the main house will provide sufficient heat. Firewood is typically available outside the back door, with smaller pieces located near the ramada. It might be wise to bring your own wood supply. The A-frame heater is not reliable for keeping the space livable in cold weather.
  • Gas Appliances: When lighting gas appliances, it may take 2–3 minutes for the gas lines to purge before the flame appears. Please be patient.
  • Electricity: To restore power, visit the power shed and turn on all switches on the power wall. When leaving, turn them off again. If battery power is insufficient, a generator is available for use.

Departure Guidelines:

  • Carry out all your trash and leave the ranch in the same condition—or better—than you found it.
  • Share a brief report of your experience and any suggestions to help us improve.
